One week, one month, one year: choosing the right stay format in Skellefteå

For bookers placing guests in Skellefteå on assignments of very different lengths — who want to know what actually changes as the stay grows.

The length of the stay decides which home is right in Skellefteå. A week demands location, quiet and frictionless check-in. A month demands a kitchen, in-unit laundry, a workspace and routine. A year demands a real home: storage, a neighbourhood and stability — often as a bridge while the family and a permanent home fall into place. The same serviced apartment can carry all three formats, but the terms, the service and the pricing look different at every step. This guide walks through what changes — and when.

Three requests land in the same week: an auditor who needs eight nights in October, a vendor team that needs three apartments through the winter, and a newly recruited manager moving to Skellefteå with the family in spring who needs somewhere to live until the house purchase closes. Three completely different needs — but the same city, the same building, and three variants of the same contract. Here is how they differ. Written from Guestly Homes' own bookings in 2025–2026 across northern Sweden — 150+ furnished homes, with a Skellefteå portfolio growing to 50–100 newly built apartments in 2026–2027, starting with the 17 premium apartments at Karlavagnen on 1 November 2026.

    Quick facts

    • 7+ nights: our minimum booking. For shorter stays: choose a hotel.
    • 14–90 nights: the most common format — progressive pricing makes every extra week cheaper per night.
    • 3–12 months: bridge housing for relocations, with notice and extension terms adapted for long agreements.
    • 12+ months: annual agreements for standing project needs and permanent rotations.
    • The same apartment can carry every format — a quote for your dates within 55 minutes on weekdays.

    Why stay length governs everything

The housing question is usually asked as “where should the guest stay?”. The better question: “how long — and what happens during that time?”. Length decides three things.

    • The economics: progressive pricing means the nightly rate falls with the term, while a hotel's nightly rate stands still.
    • The service: a one-week guest needs a check-in that works; a one-month guest needs everyday life that works; a one-year guest needs a home that works.
    • The terms: notice periods, the right to extend and name swaps mean different things at 10, 60 and 300 nights.

Book the right format from the start and you avoid the most expensive scenario of all: changing homes mid-assignment.

One week+: the specialist flying in

Who: the auditor, the sales lead, the senior specialist, the management visit. In on Sunday, out on Friday or Sunday, a fully booked calendar in between.

What the home has to deliver: a central location within walking distance, a quiet place to sleep, check-in without a reception desk (a digital code the day before), verified WiFi for the evening's video calls, and a bed that holds hotel standard. Breakfast is the guest's own business — the kitchen is there, and that is enough.

The terms: a 7-night minimum booking, the full amount invoiced at booking (stays under 30 nights), the contract in the company's name as always. An honest boundary: under seven nights a hotel is the right call — which is exactly why our model starts there.

    One month+: the commissioning team

Who: the commissioning engineer, the vendor technicians, the trainers, the consultants on quarterly assignments. Skellefteå's most common guest in 2026–2027 — and the one who shapes our entire model.

What the home has to deliver: at this point the guest is living somewhere, not overnighting. A full kitchen (thirty dinners at home instead of out), an in-unit washing machine, a real workspace, and ideally the team in the same building — at Karlavagnen a whole team fits in one building with a shared rooftop terrace. The routine is the service: cleaning per the contract, support that answers, everyday life that keeps rolling.

Thirty dinners at home instead of out: the kitchen is the single biggest difference between a month in a hotel and a month in an apartment.

The terms: progressive pricing makes 60 nights cheaper per night than 14. One consolidated monthly invoice in advance, 30 days net. The right to extend in the same apartment — confirmed no later than 14 days before the end date — is the most important line, because commissioning always slips. Rotations are handled with name swaps on a running contract.

Rule of thumb: at 14+ nights the apartment clearly wins the total-cost calculation against a hotel; at 30+ it is no contest.

One year+: relocation and bridge housing

Who: the newly recruited manager, long-term assignees, families in the middle of a move — and companies with standing needs that would rather hold an annual agreement than rebook every quarter.

What the home has to deliver: a real home. Room for a family (2–4 rooms at Karlavagnen), storage, a balcony, a neighbourhood within walking distance of the centre, and stability — the same address while school, work and the house purchase fall into place. For relocations, a 3–12 month bridge stay is often the difference between a hire that lands and one that falls apart: nobody wants to buy a house in a new city under time pressure.

The terms: an annual agreement with adapted notice (shorter than the short-stay model's 30 days is negotiable on long terms), consolidated invoicing, and the option to switch apartment size within the portfolio when the family follows.

What nobody says out loud: unfurnished rentals are cheaper per month — but they require furniture, electricity and broadband contracts, a deposit, and a move-out to administer. For a company that pays in working hours, that is rarely actually cheaper.

    Switching between the formats

Real assignments don't follow labels. The week becomes a month when the project grows; the quarter becomes a year when the recruitment lands. That is why switching is built in: an extension happens in the same apartment (confirm 14 days before the end date), pricing is recalculated to the longer term's level, and the contract is updated without rebooking.

In the other direction, 30 days' notice applies as standard — shorter for longer contracts by agreement. One practical consequence: rather start with the shorter format and scale up than guess long and get stuck. Availability is secured anyway by the right to extend.

    Frequently asked questions

What are the minimum and maximum stays?

The minimum booking is 7 nights. There is no upper limit — we write annual agreements for relocations and standing project needs, with terms adapted for long durations.

When does the apartment become cheaper than a hotel?

Around seven nights the calculation starts to turn; at 14+ nights the apartment normally wins clearly once meals, laundry and parking are counted. The exact break-even point for your dates comes with the quote.

Can we extend from one month to one year?

Yes — in the same apartment, with pricing recalculated to the longer term's level. Confirm the extension no later than 14 days before the end date.

Do the apartments work for families on relocation?

Yes. Karlavagnen has 2–4 rooms and kitchen with new kitchens, an in-unit washing machine and a balcony — and 3–12 month bridge housing is one of our most common formats for recruitments to Skellefteå.

How quickly do we get a price for our format?

Send dates, length (roughly is fine) and the number of people through the form — an exact monthly price, availability and a sample contract within 55 minutes on weekdays.

    A week, a month or a year?

Enter your dates and email — we'll propose the right stay format and come back within 55 minutes. No lock-in.
